In this position you will play a key role in managing the land development operations for both Ashton Woods and Starlight Homes' communities. Additionally, you will ensure the Division achieves development goals and delivers finished lots in a timely and efficient manner while working interdepartmentally to ensure upstream and downstream process are in place. Core Responsibilities: - Scheduling subcontractors and continually evaluating progress
- Reviewing design documents, site plans and plats for accuracy
- Coordinating infrastructure installation and ensuring inspections are completed
- Managing development budgets
- Extensive communication with Permitting and Construction Departments
- Serve as primary liaison with regulatory agencies and public utility providers. Specific Responsibilities:
- Requires an understanding of land acquisition, entitlement, engineering and construction related to residential lot development
- During the feasibility stage of a project, responsible for understanding how engineering and construction factors affect the economics of projects.
- During the engineering and construction phase of the project, responsible for ensuring the most cost-effective subdivision is designed and constructed, while ensuring the project is constructed according to acceptable construction practice and the appropriate governing standards and specifications.
- Deliver ready to build lots on schedule by reducing delays related to planning, engineering design errors, and construction issues. Project Deliverables:
- Initial feasibility review
- Develop cost estimates
- Produce and update schedule
- RFP to consulting engineers (e.g., geotechnical, civil, environmental)
- Review consulting engineer's contract
- Construction bid documents
- Construction contracts
- Prepare budgets
- Create Cost to completes
- Procure site permits
- Prepare project punch list
