Our Client, a leader in commercial real estate and facilities/asset management is seeking to add a Maintenance Technician to its team. This role will work in Warwick, RI and works Monday - Friday, 7am - 3pm or 9am - 6pm. This is a contract to hire role that pays $26-28 per hour. Upon conversion this role offers increased compensation,an annual bonus plan, and a strong benefit package.

Responsibilities:

• Responsible for ensuring the smooth operation of a 3-story building through preventive maintenance, vendor coordination, and effective communication with clients.
• Review and complete daily assigned work orders and ensure work order systems are updated detailing scope of work completed.
• Troubleshoot HVAC systems and perform necessary repairs.
• Assist in monitoring building systems operations and performance.
• Utilize various trade skills including carpentry, plumbing, electrical work, painting, and HVAC maintenance.
• Comply with all applicable codes, regulations, and safety protocols.
• Perform assigned day-to-day repairs, emergency maintenance, and preventive maintenance tasks.
• Maintain accurate maintenance and repair records.
• Review and prioritize assigned work orders.
• Estimate time and materials required for repairs and maintenance tasks.
• Order necessary materials and supplies for completing tasks.
• Assist with the installation and modification of building equipment systems.
• Conduct troubleshooting and repairs of plumbing systems, kitchen equipment, drains, shop equipment, and HVAC systems.
• Inspect new installations for compliance with building codes and safety regulations.
• Maintain lighting systems throughout the facility, including cleaning fixtures and replacing bulbs and lamps.
• Perform carpentry, furniture assembly, and locksmith tasks as needed.
• Respond promptly to emergency situations, coordinating additional assistance as necessary.
  
  Education and Experience:
  • High school diploma or equivalent (GED) required.
  • Minimum of 2-3 years of commercial maintenance experience is essential.
  • Experience in healthcare facilities is desirable.
  • Physical ability to perform tasks such as stooping, standing, walking, climbing stairs/ladders, and lifting/carrying heavy loads of 50 lbs. or more.
    
    Skills and Abilities:
    • Strong communication skills for daily interaction with clients and vendors.
    • Proficiency in troubleshooting HVAC systems and performing repairs.
    • Ability to work effectively under supervision and independently.
    • Attention to detail and ability to prioritize tasks efficiently.
    • Adherence to safety protocols and regulatory requirements.
