Job Type Full-time Description The Cove Inn is a condominium hotel located in Naples, Florida. The community consists of 102 condominium units that are separately owned, as well as perimeter properties which include (but may change in name from time to time) the Coffee Shoppe, Dock Restaurant, Boat House Restaurant, Chickee Bar, the Nautilus Club, and the Cove Inn Marina Association. The Cove Inn functions as an operating hotel and a place of public accommodation. Most, but not all, of the units, participate in the "rental program" whereby the individual units are offered to outside guests as a hotel operation in the traditional sense of the phrase. The perimeter properties are separately owned and operated "for profit" businesses. The property maintenance department is responsible for ensuring that the property's interior and exterior are properly maintained and repaired. Specifically, he or she inspects the property to make sure that it is in good running order. Besides this, arranging for routine maintenance in units and lobbies is something that he or she is required to do as well. Record keeping of the preventative maintenance process for property and units must be in a binder with dates. An Excel spreadsheet layout on the user share drive is recommended. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES --- Perform general maintenance repairs. These include, but are not limited to the knowledge and ability to do the following: --- Basic carpentry repairs --- Basic plumbing repairs --- Basic electrical repairs --- Painting the common areas --- Drywall and painting repairs as needed - Inform when the unit needs paint so proper contact can be made with the unit owner. --- Report any problems encountered to the PM. --- Daily complete the Maintenance request and work order forms as assigned by the Management office. Perform all requested work as promptly as the schedule permits, and within seventy-two hours. Give priority to emergency repairs. Report any tasks that cannot be performed to the PM and request assistance when needed. --- Initiate/Participate in the semi-annual filter replacement and preventive maintenance program. Programs should be completed in the off-season: spring and summer months and before the start of the season. --- Anticipate storms and arrive at the property early in the morning to prepare the property. --- When performing On-call duty, respond to property within one hour and take appropriate action. Notify the PM immediately of any emergency actions taken, or situations that may need his assistance. Perform the following duties when action has been taken to correct emergency conditions. --- During and after the condition is resolved, mop up water, remove debris, and place, and retrieve de-humidifiers and fans as needed. Wet floor signs need to be placed properly when in need. --- Restore the affected area to the same condition that existed before the incident. --- Check and replace any defective or burned-out light bulbs or security lights. Light inspections are to be done every other week. Inspections should include exterior building lights, exit lights, and hallway lights. Notify the PM of electrical problems not resolved by replacing bulbs. No billing is allowed for light bulbs to any unit fixture unless a specialty bulb is needed. An inventory is on hand of regular approved bulbs. When inventory quantity runs low it is important to inform the AGM so discount orders can be made for Management budget maintenance. --- Ensure that operating and work areas including the workshop are maintained in a clean and organized condition. Take actions to prevent debris and stains and clean up the area when finished. Replace and return tools and equipment to their proper storage location. --- Follow safety rules and procedures at all times. --- Notify the PM of any major deficiencies within the building, giving specific conditions or situations, exact locations, and recommendations for necessary action. --- Report all building damage, vandalism, unusual circumstances, conditions, and other related incidents to the PM. Pick up and discard any trash observed lying around the property. --- Be familiar with the Association's emergency preparedness plan and the duties required of the maintenance staff. --- Provide maintenance services ethically, honestly, and without favoritism. --- Perform other duties as assigned. --- Bicycles to be kept clean and covered. Chief Engineer takes bikes for proper maintenance as needed |
